With the close of 2013, we’ll take a look at some interesting Ox Bottom Manor home sale and home value statistics that marked the year. Overall, it was a pretty good year for home prices and home sales.
Ox Bottom Manor remained highly desirable and in demand throughout 2013. The highest Ox Bottom Manor home sale price was 269 Thornberg, a 3,763 square foot home that sold for $405,000. According to public records, this was the first sale of this home since it was built in 1996. The least expensive home sold in Ox Bottom Manor was 6392 Mallard Trace, a 2,547 square foot home that sold for $205,000.
Let’s take a quick look at price per square foot sales numbers. Price per square foot info allows us to roughly compare homes of different sizes. The highest price per square foot in Ox Bottom Manor was 6416 Mallard Trace, which sold for $141 per square foot. This was substantially above the median price per square foot of $125. As with all home sales, the individual features, upgrades, and condition of a home greatly affect the home value and home sale price. Home Values Will Trend More Slowly
Most economists and real estate market experts expect home values to continue an upward trend through 2014, but at a slower pace than 2013. Home values historically have not risen much faster than the inflation rate. With inflation under 2%, it’s hard for home prices to sustain double-digit growth over the long term. Look for home values growth to be in the single digits. Clear Capital, a provider of real estate data, expects prices to grow at 3-5%. Kiplinger, a financial advisor, forecasts growth to be 4%. For Tallahassee, that means a typical single family home valued at $200,000 now may be worth $208,000 by the end of 2014Economy Will Drive Home Prices
One key question facing home values will be the Federal Reserve’s plan to scale back quantitative easing, and how this will affect mortgage rates. Rising rates will put a damper on the demand for homes, and slow home price growth. Another variable will be how fast unemployment drops in 2014. Home Photographs Matter
Professionally photographed homes tend to sell for more
money and sell faster than homes listed with point-and-shoot cameras, according
to a new study by the real estate brokerage Redfin.
The study found that homes priced between $200,000 and $1
million sold for an average of $3,400 to $11,200 more than their list prices
when professionally photographed. For homes priced between $400,000 and
$499,999, the study found that homes professionally photographed sold for
$11,200 more.
