Home Photographs Matter

Professionally photographed homes tend to sell for more money and sell faster than homes listed with point-and-shoot cameras, according to a new study by the real estate brokerage Redfin.

The study found that homes priced between $200,000 and $1 million sold for an average of $3,400 to $11,200 more than their list prices when professionally photographed. For homes priced between $400,000 and $499,999, the study found that homes professionally photographed sold for $11,200 more.

Many States Near Peak Home Prices

Many states are within 10% of their peak home prices according to statistics released by CoreLogic this week.  Nevada and California had the highest appreciation rates over the past year at 26% and 22% respectively.  But not all areas are equal, reflecting the old adage that “all real estate is local.”  While western “coastal” and “sand” states are booming, Florida is still flat.  According to CoreLogic, Florida is still 37% below peak home prices, second-worst in the nation. 

On the local scene, Tallahassee is a little better than Florida as a whole.  Prices have inched up recently, but are still 26% below peak home values.  Tallahassee home price appreciation is running about 1.5% annually.  Appreciation will pick up next year, but will likely remain below 3%.  Still, this is great news after several years of declining prices.

2013 Home Buyers Love These Top Features

How can you get more money for your Tallahassee home?  Simple – give potential buyers the home they will love the most.  So, how do you “wow” those buyers?  The Nation Association of Realtor's Home Features Survey provides some insight into what today’s home buyers are looking for:

1.        Kitchens are extremely important to home buyers.  Make sure your kitchen is updated, clean, and efficient.  An “eat-in” kitchen layout was the most important feature.  20% of buyers said granite counters were very important to them.  17% said stainless appliances were very important.  53% of all buyers undertook a renovation project after buying, and the kitchen was the area most buyers renovated.

2.        Almost half of all buyers thought a dedicated laundry room was a very important feature in a home.  Make sure your laundry room has newer appliances.  Don’t go overboard with top-of-the-line units just to sell a home – you will get a better return with new, moderate range models. 

3.        The rooms that had the highest dollar amount buyers were willing to pay extra for were mother-in-law suites and basements.  Buyers are looking for usable space that is flexible to serve a number of purposes.
